Joe Falzone has decades of experience turning land into communities in southern New Hampshire.
From his early years in Revere, Massachusetts, Joe Falzone displayed a remarkable entrepreneurial spirit. Growing up in a 4-family home in a lower neighborhood, Joe was no stranger to hard work. He juggled multiple jobs, amassing a savings of $10,000 by the time he graduated high school. Despite the opportunity to pursue higher education, Joe chose a different path, opting to enter the workforce. His parents, who did their best to raise 8 children, instilled in him a sense of gratitude and a strong work ethic.
Joe was just 18 years old when he stumbled upon an ad for an 800 sqft lakefront camp for sale in his local town newspaper. After purchasing it for $7,500, Joe dedicated his weekends to fixing it up with the help of friends. Ultimately, he sold it for $22,000, making a profit of around $11,000 in 1970 dollars. Then, Joe came across a federal government ad for an FHA farm foreclosure in Maine. He decided to place a sealed bid and ended up winning the bid for a 400+ acre farm in Fort Kent, Maine. Despite knowing nothing about farming, he took on the challenge of restoring the property with the support of his brother, who lent his credit card when needed. This experience taught Joe the value of seizing opportunities and taking calculated risks. His understanding of the goals of sellers and their needs has brought success for both seller and buyer. Joe has been permitting and assembling parcels for over 45 years.
